A construction project does not end at substantial completion. It ends when the facility is genuinely ready for occupancy. That transition: from construction site to usable space: requires a different kind of cleaning than routine maintenance. It requires a structured, phased approach with crews who understand what is left behind after trades clear out.

Each phase has a defined scope and a defined standard. Nothing is signed off until that standard is met.

What Is Post-Construction Cleaning?
Post-construction cleaning is the process of removing all construction residue from a newly built or renovated space so it meets occupancy standards. This is not the same as general facility maintenance. Construction leaves behind drywall dust, silicone overspray, adhesive residue, paint splatter, sticker and label remnants, sawdust, mortar, caulking smears, and fine particulate that has settled into every horizontal surface and air gap in the building.
Standard janitorial equipment is not built for this. Post-construction cleaning requires industrial-grade tools, appropriate chemical agents for each surface type, and crews trained specifically in construction residue removal. Skipping phases or rushing the sequence results in smeared surfaces, scratched finishes, and an occupancy-ready claim that does not hold up to inspection.

Rough Clean
The rough clean happens immediately after trades have completed their work. This phase focuses on bulk removal.
Scope includes:
- Removing all large debris: offcuts, packaging, cardboard, scrap materials
- Bulk dust sweeping from floors, beams, ledges, and window frames
- Removing construction stickers, labels, and protective films from windows, appliances, and fixtures
- Clearing construction waste from stairwells, corridors, and common areas
- High dusting: ceiling beams, HVAC grills, diffusers, elevated surfaces
- Rough wipe-down of major surfaces
The rough clean prepares the space for the next phase. It is not a finished clean. It is a controlled reduction of the construction burden so detailed work can proceed without being buried under debris.
Light Clean
The light clean follows the rough clean. At this stage, the space has been cleared of bulk debris and is ready for surface-level detail work.
Scope includes:
- Cleaning all millwork: baseboards, door frames, window sills, trim, cabinetry
- Wiping all vertical surfaces: walls, partitions, columns
- Cleaning light fixtures, switch plates, and outlet covers
- Detailed window cleaning: glass, frames, seals, ridges
- Cleaning washroom fixtures: toilets, sinks, taps, showers (where applicable)
- Floor cleaning: vacuuming, sweeping, and initial mopping of all floor types
- Duct and vent cover cleaning
- Elevator cab cleaning (interior panels, floors, doors)
This phase requires different chemicals and techniques depending on the surface. Adhesive residue on glass needs a different agent than silicone on tile. Allcare’s crews bring the appropriate product for each substrate rather than applying a single product to everything.
Final Clean
The final clean is the occupancy-ready pass. This is the white-glove phase that occurs just before handover or move-in.
Scope includes:
- Polishing all glass surfaces to streak-free standard
- Detailed floor care: mopping, buffing, or finishing depending on floor type
- Final wipe of all fixtures, handles, and hardware
- Touch-up cleaning of any surfaces disturbed during punch-list trades
- Final washroom sanitization
- Final lobby and common area presentation clean
- Walk-through inspection against the occupancy standard
The final clean may also include specialty floor finishing. If the project includes VCT, polished concrete, or ceramic, Allcare can coordinate the finishing pass as part of the post-construction scope or as a separate floor care engagement.
A GTA warehouse and distribution facility acquired a new location being built in phases. The first phase was complete and needed immediate cleaning so the client’s Quality Assurance division could approve occupancy. Allcare conducted a site tour, assessed the full scope, and deployed crews over the course of a week. Because construction continued in adjacent areas during that window, completed sections required repeat passes as dirt was tracked back through the space. The full scope covered racking dust removal, concrete floor sweeping and autoscrubbing, cleaning after new epoxy installation, washroom wall washing and fixture scrubbing, office and carpet cleaning, dock door and receiving area cleaning, and interior window and glass partition cleaning. Flexible scheduling around the active trades was the deciding factor in getting the site to QA sign-off.
